At Property Plus Lettings, we believe in tailoring our services to the individual needs of each landlord. For those landlords wishing to be involved in the day to day management of their property portfolio, we offer a Let Only service.
The majority of our clients prefer our Full Property Management service, which is designed to meet the needs of those landlords who prefer not be involved in dealing directly with their tenants.
Our simple aim is to provide a professional quality service, combined with a caring and friendly approach. We understand the importance of your investment and are able to maximize this to the full potential.

Let Only Service

Landlords interested in the Let Only service benefit from the following:
  • Initial advice from our lettings team regarding the property, including a market appraisal of achievable rents
  • Extensive marketing of your property with full exposure to potential tenants through local advertising, rightmove website, Onthemarket.com and our Property Plus website
  • Sourcing a suitable tenant
  • Agreeing terms, between you as a landlord and prospective tenants
  • Carrying out full and thorough reference and credit checks on all applicants
  • Drawing up a legally binding Assured Shorthold Tenancy, between you and the tenant
  • Serving of appropriate notices to the tenant
  • Arranging a suitable moving in date for you and the tenant
  • Comprehensive inventory completed by qualified APIP & AIIC inventory clerks to include photographs.
  • Collection of initial rent and deposit. With deposit secured and monies remaining to be forwarded
  • Registering new tenants for all applicable utilities and council tax after taking up to date meter readings
The key to a successful let is ensuring that the correct tenant is moved in. We only offer you a tenant that we are 100% comfortable with. This judgement is based not only through referencing but also many years experience.

Full Property Management Service

The Full Property Management service from Property Plus Lettings has been developed over many years and is probably the most comprehensive service in Brighton and Hove. With a wealth of in-house expertise and a network of reliable outside contractors to call upon, we ensure our landlords can confidently leave the daily management in our hands.
The full property management service includes the following:
  • Initial advice from our lettings team regarding the property, including a market appraisal of achievable rents
  • Extensive marketing of your property with full exposure to potential tenants through local advertising, rightmove website, Onthemarket.com and our Property Plus website
  • Sourcing a suitable tenant
  • Agreeing terms, between you as a landlord and prospective tenants
  • Carrying out full and thorough reference and credit checks on all applicants
  • Drawing up a legally binding Assured Shorthold Tenancy, between you and the tenant
  • Serving of appropriate notices to the tenant
  • Arranging a suitable moving in date for you and the tenant
  • Comprehensive inventory completed by qualified APIP & AIIC inventory clerks to include photographs

  • All rents are collected promptly from tenants and accounted for direct to the landlord’s bank account via BACS
  • Statements are produced on a monthly, quarterly or yearly basis depending upon landlord requirements
  • Payment of outgoings
  • Periodic rent reviews are carried out on properties where tenants remain in the property in excess of 12 months
  • Regular property visits are carried out to ensure tenant compliance with the terms of the letting
  • Maintenance and repairs are handled by Property Plus Lettings Ltd dedicated maintenance department and contractors instructed within an agreed budget
  • Furnishing and refurbishment
  • Ensuring that your investment is performing as it should by ensuring it is being managed effectively
  • Final checks are carried out at the end of each tenancy and all applicable utilities and council tax notified after taking up to date meter readings
  • Administer final deposit returns and any disputes which may arise
